Rebate Requirements

REBATE PROGRAM REQUIREMENTS

To ensure your qualification for our rebates, please follow the guidelines below. These guidelines apply for selling your home; purchasing a new home; and purchasing a pre-owned home-

SELLING YOUR HOME:

THE SHOWCASE GROUP must be the Listing Broker for your home.

PURCHASING A NEW HOME:

To ensure valid registration and your benefits under the program, client must:

· Inform the Builder that you are working with THE SHOWCASE GROUP, preferably on the first visit to the Builder’s subdivision or place of business.

· Failure to inform Builder of your THE SHOWCASE GROUP Representation could result in the loss of rebate benefits.

· If you forget to inform Builder of your representation, please contact Builder’s representative and THE SHOWCASE GROUP as soon as possible after your first visit to the Builder’s subdivision.

If the Builder requires a Broker to accompany you, you must leave without registering and make an appointment for a THE SHOWCASE GROUP agent to accompany you back to the office.

PURCHASING A PRE-OWNED HOME

If you locate a pre-owned home that you are interested in, You must

· Contact THE SHOWCASE GROUP for a showing of the home.

· DO NOT CONTACT THE LISTING AGENT FOR THE LISTING OFFICE OR ANY PHONE NUMBER ON THE YARD SIGN

· If you have already done so, please contact our office and we can evaluate your situation and determine if we can offer you our program.

 

NOTWITHSTANDING ANY OF THE ABOVE, The Showcase Group will pay rebates only if and when The Showcase Group receives compensation from a transaction. Rebate amounts may vary based on the compensation received by The Showcase Group . Most rebates may be applied, with Seller and Lender approval, towards closing costs, discount points, pre-paid escrow items, new home upgrades/options, etc. All rebates and contributions are fully disclosed to all parties involved and comply with RESPA regulations. Client also acknowledges receipt of “Information About Brokerage Services” required by the Texas Real Estate commission.
